If I owned a house in HB I could not imagine leaving it! HB is quite conservative and as you said, the weather is perfect...not to mention the beautiful beach!

Yes, that is is a nice place & fairly new. I've never stayed there, but have eaten & attended a couple of events there. It is about a 1-1.5 miles from my place.
