One other thing that needs mentioning about China is the state of the state.Experts suggest that within 5-7 years air quality,soil,water quality and so many other things will be so bad it will be near impossible to live there anymore.
The CCP knows this and is desperately trying to acquire property anywhere and everywhere they can. Look for a mass exodus over the next few years as living conditions continue to deteriorate
And as you mentioned if the Three Gorges Dam fails even more than it already has there is no telling what will happen to the time frame and the economy of the entire country.

Some parts of China will experience it faster than others, i.e. Hong Kong. What was once one of the most robust capital markets is now rapidly declining, becoming a communist cesspool. With Xi clamping down Hong Kongers who, unlike most mainland Chinese, know freedom are fleeing. Taking with them the capital and knowledge. Britain is offering expedited visas and citizenship to Hong Kongers fleeing China and last month 35,000 took advantage of Britain’s program. The 35,000 are middle and upper middle class HK citizens who see what the future is under Winnie the Pooh Xi and his communist comrades. As the middle and upper middle class flee they will be replaced with party apparatchiks who will have zero knowledge on how to run a vibrant city packed into such a small area. Add to this the fact that the ordinary mainland China citizens have no hygiene etiquette, i.e. they, as tourists, have been known to spit pee and worse in public, when visiting other countries. Imagine these people replacing the fleeing Hong Kongers and Hong Kong will be a cesspool in just a couple years, unlivable and a sardine can of disease and decay. Look at how all the ghost cities they built are falling apart due to shoddy construction and shoddy upkeep and one can get an idea of what will happen to Hong Kong in the next few years. Not pretty.
