My advice? Hire a local (TN) real estate attorney to advise you. Don’t rely on social media advice.

Sound advice, because I was going to tell him there are no regulations and no taxes and no rules.

My wife wanted to move back to her ancestral land in Kentucky which has been in her family back into the early to mid 19th century. Truth be told as the crow flies we moved a touch over 4 miles but that 4 miles is mountains and wilderness mostly. I can go out my back door and walk a little under 2 miles and be in Virginia and a little under 3 miles and be in Tennessee.

Personally I would rather live across the border in TN as everything with few exceptions, is cheaper but the family land thing is strong with my wife, thus I’m in KY. Kentucky is beautiful, very pro-gun and pretty red state except for the two big cities. However KY would tax air and sunlight if it were possible.

If out in the fields or woods, watch for tics and another fun pack of critters are chiggers. They usually stay on a flower that looks like Queen Ann’s lace. Coyotes are plentiful and will take your small animals if you leave them out at night. Watch out for the 3 leafed plants, poison Ivy and oak. The ivy doesn’t bother me but oak eats me up.

If you are out in the country understand you are on your own for the most part. If you have to call the sheriff they may respond in 5 minutes or 45 minutes depending on where the nearest deputy is located. Develop friendships with your neighbors and get to know their vehicles and they will get to know yours and a country version of neighborhood watch kind of happens lol! This being said, if you don’t own a firearm buy one and learn how to use it. Crime isn’t bad but-but you need to be prepared to be on your own. That being said don’t look for the county to plow your road in a snow storm unless you’re on a major road and there will be no school if it snows much at all.

I always chuckle when I hear “the mountain”. “Oh, they’re moving up on ‘the mountain’.” “They’re getting rain on ‘the mountain today.” “We’re lookin’ to build on ‘the mountain’.”

At first I would ask, “Which mountain?” Then I learned that every mountain is The Mountain. It’s all about context, and you just have to figure it out.

^ This. Disclaimer...I don't live in TN but have family there that just concluded a 12 year court battle over a boundary dispute. The land was originally all part of one large farm and the guy with the smallest tract was trying to take land from my family member because his didn't have access to the State park and creek. At the end of the day, the guy lost and it was the fault of the crooked surveyor who lost his license during this process. The whole thing was very shady and now the guy is trying to take land from the neighbor on the other side. From following along with this case, I learned their laws are quite different from where I live. Get a reputable attorney and surveyor before you close the deal.

Be a friend. Visit with your neighbors. Do not isolate. Walk around in the neighborhood and say hello or hi or how are ya? Identify your-self and say where you are living. Be a part of the community. Be a friend.

Holy cow. I’m surprised somebody didn’t just take the guy out behind the woodshed. Why do some folks demand to make other folk’s lives miserable? And then a crooked surveyor on top of that. Another wow. I’ve seen some crazy (illegal) stuff in real estate. The really heavy stuff leads to market downturns. You sure have to watch yourself.

Apparently in that area of TN, this little game of taking land is common and according to my family member, a lot of folks just give in. After hearing of all of this, I swore I'd never own land there! Aside from the court battle, my family is very unhappy with the area and it's inhabitants (LOL) but they've got too much invested now to leave.
