Hey y'all, soon we plan to build a mountainside home overlooking the Smokies on county land in Tennessee.
What kinds of legal, regulation and other things do we need to know moving from Texas to Tennessee?
Does your advice deter libs from moving in? ;^}
If you hear a banjo, run.

Hope it’s nowhere near Memphis, which is one of most crime-ridden cities in the country!
My wife wanted something of a planned community
...........................................
Unless you don’t mind having strangers “planning” your life, stay away from HOA communities.
Good advice re: fire prevention. I live in one of the Oregon counties that was affected by the wildfires last summer. Defensible space is important.
“Welcome to the Three Great States of Tennessee”, but that was done away with a long time ago.

Leftist invaders didn’t like it?
Tennessee has produced three presidents - Andrew Jackson, James K. Polk and Andrew Johnson.
Once upon a time and If I remember correctly, we were taught the stars in the Tennessee flag represented the three presidents.
Hello neighbor, just across the border in NE Alabama. We go to Kimble Tn. quite often. Yes it is beautiful country around here. Moved to retire here from Texas 6 years ago. Love the weather here.
TN is my second favorite state (after Missouri.)
I used to call on the various industries, paper mills, etc.
4 BLUE PLACES TO AVOID UNLESS ARMED.
1) MEMPHIS 2) NASHVILLE, 3) KNOCKVILLE 4) CHATANOOGA.
WARNING ALL GOOD MEDICAL IS IN THE 3-4 BLUE AREAS.
PERMITLESS CARRY.
NO INCOME TAX, SALES TAX. BALANCED BUDGET.
LAND BETWEEN THE LAKES GREAT BOATING/FISHING.
DON’T FEED THE WILD LIFE LIKE BEARS, RACOONS! BIRDS ARE OK.
Well, there's the timezone boundary between Central and Eastern. And at some point the "hills" are tall enough to be called "mountains" ...
It’s a nice place to live for now, but people are moving here from all over the U.S., so it could change.
I watched this happen during my nine years in New Mexico, which is now California.
Chiggers
Great advice and info! More please!
We’re retired and going to be just a few miles from NC. We’re not afraid of the culture - we’ve already befriended some local law enforcement, military vets and banjo players lolol
My mom’s from Alabama and I spent lots of time there as a child, resulting in a proper confederate outlook on US citizenship ha
Recently someone on the Nextdoor app who lives in a HOA community posted to ask what color she was allowed to paint her front door.
I replied “You’re an American. Paint it whatever color you want.” Hilarity ensued as they kept trying to justify their communist existence.
I lived in east TN in the 90’s and enjoyed the cheaper taxes, insurance and pretty good gun laws. Fortunately I lived right across from the KY border and bought all my groceries and medicine there with no sales taxes.
In east TN you get four seasons to enjoy with winter not being so bad most years. The people are friendly once they get to know you. Don’t be judgemental at accents and don’t be surprised if you are asked where you go to church or are invited to church. In east TN you’re going to have driving distance access to lakes, mountains, parks and Knoxville for a good size city. If you go there stay out of east Knoxville and you should be fine.
On the lakes your main problem will be the Ohio navy which shows up frequently through out the summer, most but not all are rude and a pain in the butt to the locals who especially like to fish. Learn to deal with the humidity if you’re from the north, if you’re from Texas you’re good to go. All the seasons are beautiful especially spring and fall, they can be breath taking.
Learn about the snakes that are good and bad if you are from the north. Rattlesnakes are obvious but Copperheads are aggressive, blend in with leaves really well and can make you wish you were dead from a bite-hint if you smell cucumber strong, one’s nearby. Cottonmouths are just as aggressive. I suggest .38spl with shot loads to dispatch these devils from hell. You have black bear from cubs to monsters, they are not Smokey’s buds and will kill you dead especially with cubs about. Bobcats, Mt.lions-yes they exist in TN despite what the game wardens say. Enjoy February’s and skunk matting season! If you have dogs buy extra hydrogen peroxide and dawn for a slurry to clean the dogs after a spraying.
I live across the border in KY now, but east Tennessee is a great place to live. Just don’t vote BLUE!
Constitutional carry, baby! Enjoy the FREEDOM in TN!
Thank you for that.
I promise we are more conservative than most voters in any locale we’d live in.
Why did you move?
We have an HOA in our up-tight Stepford subdivision just west of Knoxville. Hate the HOA.
Retired and want out of the rat race. And when those cray cray Biden 2020 signs started to appear in our neighborhood.
Tennessee Constitutional carry yeah! and other great bonuses!
We’d be about a 15-20 min drive from Johnson City. Indeed it was nice. Instead of staying one day there while on the road back to Dallas, we stayed three and bought a lot to build on. ha
