To: little jeremiah

There’s a mobile home on the land near the road. It has electric, well and septic. I’ll have that tested before buying it of course. I’ll find out what condition it’s in Wednesday afternoon. I’m expecting the worst. If need be I can gut it and redo it easily.

My plan for it is to have a place we can get away to, camp, shoot, ride ATVs, harvest wood, all that Yankee Redneck stuff. I would lease out the field part of it to a local farmer for hay. Declare it all conservation land once I have my barn and cabin built. There’s a neighbor across the street. If I do buy it I will introduce ourselves. My opening line will be, “Hi, my name is Peter, this is my wife Tracy and we’re your new neighbors across the street. As long as we are alive there will never be a subdivision there.”

Pretty sure we’ll get along famously.

Once the trails are all cut in I would B&B the mobile home for income for ATVers. They would need to sign a rider.

I livedin VT for a year or so, northern. Pretty cold in the winter but other than that I liked it. NH pretty similar but better other than the Massholes, hopefully they haven’t changed it much.
