It has to be some stoy line within the sillmarillion. And there’s a lot in there too. And the opportunity to F-it up is limitless.

In addition to the Sillmarillion, there is a lot of material on the War of the Ring in the north of Middle Earth implied in the Appendices. The Dwarves of Eribor and the Men of Dale fighting Orcs; the Elves of Rivendell and of Lorian attacking Dol Gothur; and so on.

It's almost certainly the Silmarillion, more specifically Of the Rings of Power and the Third Age. Whoever joked about expanding a paragraph isn't far off - the Third Age is about two dozen pages long.
There will probably be a lot of nods to Black Douglas, Beowulf, Sir Gawain and The Green Knight.
Guessing it will all soup down into one spectacular failure - it's been done before. People are tired of Star Wars now, just as Lucas feared.
The next implosion will be MCU and the Infinity Wars, you wait and see. The trailer is muck. There'll be a rush order on a Panther 2 and WW2 but a whole lotta behind-the-scenes cancels on the Thor/Cap/Spidey series.

Which, done right, would be sweet!

Yes, it has to be the Silmarillion, unless they are just going to get some writers to make up a story that happens just before the Hobbit.
