Sorry for your loss - I’ve been there.

Sounds like you have the basics covered for now. A word of wisdom, don’t let your pride get in the way of asking for help. Church and community organizations (Salvation Army, Red Cross, etc) can be of great assistance during this time of struggle.

Since you already own the land, you may be able to work with either a modular home manufacture and/or a local bank and get a construction or home loan for a modular built on a foundation or basement. I have found that banks and insurance companies treat modular on basement houses more like a “real” house and will insure or finance like a regular home. This often allows you to look at a 30 year mortgage instead of just a 10 year for a trailer. One of my friends went with Clayton homes and they have a nice house with a 30 year fixed. Like you, they already owned the land and were able to get their starter home built for just under $80,000. His monthly payment was less than $600.

Another possibility would be to build your own home. The most viable option for most people is the compressed earth block (CEB). This is a means of using local materials (sand / dirt) to make your own blocks. Another possible option is rammed earth. Both of these methods allow you to put in a lot of sweat equity to build your house. You will generally need some place to stay and it does take a lot of muscle but many people have gone this route to recover from a total loss of their housing.
