I just received a notice of intention to terminate my rental agreement for the the following reason
/Section 4 of the Crime Free Multi Housing addendum: Resident, occupants and occupant's guests shall not engage in any act of violence or threat of violence, including but not limited to the unlawful display or discharge of a firearm, a racial slur, a hate crime or any property damage on or off the leased premises.
This all started occurring a couple of weeks ago when new neighbors had a loud party which lasted past 3:30 PM in the apt next to mine. I called the police they came and shut them down.One week later the same thing happened and at 1:30PM I again called the police to shut down the noise coming from that apt.
The occupent of that apt also parks half way into my parking spot making it virtually impossible to get in and out of my vehicle where as SHE doesn't use half of her parking spot (She parks at a 45 degree angle.)
I need advice or the name of a good attorney to represent these things because it is well known that at least 2 of the managers are Obama followers, and I happen to have a anti Obama sticker on my car.
None of the charges are true and my neighbors can all attest to the fact that the people in that apt were waking people up both nights. Many of these people lived 2 apt buildings away where I am right next door.
I heard not one person say anything about race only that they were falling down drunk in the parking lot in additions to swearing at the top of their voices and just making noise late (very late) into the evening.
can any of you freepers help or give me more than mere condolances but rather help in this matter.
I live in Chandler Arizona if that helps and am a disabled vet.

I might add the fact that this was not handed to me in person but attached to my door. I believe that all legal documents must be delivered in person or by a professional service.
Move, you don’t need to live in an apartment complex where the manager is a racist and a hatemonger. Believe me, you don’t need the headache. I’m sure they will find a racist hate mongering bigot liberal to take your apartment. And they will continue to have their loud parties and the police with know them on a first name basis. Eventually one of them will be arrested and they will claim police brutality. Then it’s time for you to come forward as a “Character” witness for the landlord. Now wouldn’t that be fun? ;) Imagine having to testify against them in a court room
Stories like this always serve as one more reminder of why I love my tiny village.
I’d pack up and leave. Wouldn’t want to rent from those people, and live next to the others....
I am a landlord. We have a small apartment attached to the house. I am getting ready to evict a tenant who really doesn’t want to go. I have researched it, and I only need to give 30 days notice. I don’t have to give a reason.
Why do you want to fight to stay somewhere you aren’t wanted?
:30 PM and 1:30 PM are middle of the afternoon. What’s wrong with them making noise then?
You can file a housing discrimination complaint with the equal opportunity commission of your state alleging discriminatory terms and conditions at no charge to you.
The landlord will receive a warning that, during the term of the investigation, any retaliation against you will be cause them to be subject to severe penalties.
I am not an attorney but a landlord and have had this happen to me. This should make them behave.
If you did nothing wrong, and the landlord cannot substantiate any of his charges against you, but you can document your end, You would be justified in suing them.
Personally, I would just move.
But if I did nothing wrong and was being railroaded, I would consider getting a settlement and THEN moving.
You might find something there. You could also take a picture of the person parking in your space.
Based on the limited info available, I would suggest:
1. Get copies of all police reports you filed
2. Take pictures of the vehicle parking across spaces (make sure you get the license plate in at least one pic)
3. Immediately get affadavits from the neighbors you say can attest to what is going on.
4. Determine who are managers versus owners of the property.
This sounds like a civil matter, but doing the above would be a good start.
Maybe you should describe this incident where you had to “step in” in more detail. I have a hunch that’s where the real story is.
