Nuke bomb!!
I had the crazy cat lady next to me in Texas.
Fed the feral cats everyday and did not have money for her own food.
She was so crazy the Animal Control would not even patrol the area.
I had a neighbor 2 houses over with a BLM sign in his front yard. I knew that sign was costing me thousands of dollars in resell value while it sat there. Fortunately I wasn’t in a selling mode yet.
Rand doesn't have to, at least not for a while, his A-hole is going to be on a government paid vacation for a couple of years or so.

I have seen this situation several times over the last 3 years.
yes even if you think you got them all cleaned out, you report the cleaning process and date. When you have things done in or on the house also save receipts.
It’s several customers. I verified they bought a infested houses. Painted walls consealed the infestation.
pest inspection recommended by their agent?
I think bedbugs should be included as condition of sale and disclosure.
Yeah we have the same in CAL. Don’t know if bedbugs go after wood. Hotels have a lot of experience. I am nor sure of bed bug test but there should;be one. Buyers here don’t typical ask for it. So it would be if our general inspector sees signs or the se;;er discloses anything.
