There is an old program called "Section 8" housing where the US taxpayer gives welfare folks a voucher to rent houses or apartments.
In many states (and everywhere, if Obama's HUD prevails), landlords have to accept Section 8 tenants or they get sued or even criminally prosecuted.

Depends on the state. In Michigan, apparently, you have no choice.
In NJ you can not reject a tenant because of their source of income (i.e. welfare) or their section 8 status. But you ARE allowed to require the same standards of them as any other tenant. So simply requiring a FICO score of say, 700 minimum DQ's most of them. And those with a good credit score are not the ones who will destroy your property. Some are there through no fault of their own while to others it is a way of life.
A liberal’s dream. Allowing an ‘oppressed’ downtrodden member of America’s underclass to destroy the property of an ‘oppressor’.
Liberals hate private property. (See communist manifesto) They can’t seize it all just yet, so they play a word game and prevent you from using your property the way you want. (But you still pay the expenses, the taxes, and have the liability)
And are responsible for selecting their tenants.
About early 90s my county here in Maryland forbid landlords from rejecting section 8 applicants. it ruined the apartments.
However the rental market is still great here for landlords so those renting a house in good neighborhoods can legally screen out their sect 8 applicants by credit ratings, cant do that in Las Vegas.
In bad places like Baltimore landlords are screwed.

In Oregon landlords won’t have a choice after July 2014. Expect more states to follow suit.
This is what happens when people believe that they are entitled to something that they didn’t earn, and in which they have no investment. It’s disgusting.
Liberals regard the whole concept of credit ratings as RAAAAACIST. Look for that to go the way of the dodo bird too.

FICO is not your friend.
In any case, some of us don’t have credit because we pay for things in cash. I pay first and last up front, and if I can, will pay for the first two months and the last payment, meaning you get 3x initial rent as your security.
Again, depends on the state. In this state, they could not consider Section 8 status in renting.
States have a lot of subsidized housing...totally different.
They have different amounts of voucher money in different zip codes based on “actuarial” tables.
As a former landlord, I would agree that is true...however, if you don't want to accept Section 8 tenants there is an easy out all well informed landlords know about. To rent to a Section 8 tenant you property must pass a (very thorough) HUD inspection. The trick is to research the requirements and make sure your property doesn't comply with at least a couple (which usually isn't hard as HUD has dozens of obscure provisions to meet). Your property will then be rejected as Section 8 approved housing and you never have to worry about dealing with Section 8 clients again, you can just tell (truthfully and perfectly legally) that you would "love" to accept their Section 8 voucher but, your property just isn't HUD approved. Sorry.
