Trammell Crow Co. (TCC) filed details of a proposed one million-square-foot, four-building office campus in Plano, TX’s Legacy business park. If approved, the 18.5-acre project will boast office buildings measuring between 12 and 25 stories on Legacy Drive, near the Dallas North Tollway.
The proposed project plans are in the hands of Plano’s planning and zoning commission. While the property is zoned for high-rise office construction, TCC would like minor changes, which would allow buildings to be placed closer to Legacy Drive.
Local brokers told the Dallas Morning News that TCC is already scoping out potential tenants for the first building in the complex.
Traffic is already a mess over there. And no mass transit except a few infrequent bus routes. (183 mid-day/208,211 peak; 451 M-Sat; 452 M-Sat to the end of the rail line; 347 M-Sat to Addison)
After 30 years thank goodness I don’t have to ever drive through that mess again!
The two most beautiful sights I have ever seen are Houston and Dallas in the rear view mirror!
They’re also working with DART to improve public transportation over there and in other areas of the city.
Houston’s traffic is much better now than it was 25-30 years ago.
I just moved to the area, and it is crazy here.
This is about 30 miles north of downtown Dallas.
At the rate things are going, the Metroplex is pretty much going to wind up ending at the Oklahoma border.
My trick is to take 121 south to Hebron Station which is the Denton County “A Train”, that hooks up with the DART Green Line.
Much faster than trying to get to Parker Road Station.
Glad I'm not in it any more. My company moved out to Legacy in 1984 and for 25 years I had a 7 mile round trip commute. As the Legacy area filled up, the drive took longer and longer. But... at least I didn't have to commute to downtown Dallas. ;-)
Rail to Legacy would make a lot more sense that a subway tunnel in downtown Dallas designed to put more money in the pockets of a small cabal. It would probably cost about the same.
Just about does already.
32 years ago Houston was nearly a ghost town. You could drive from the Galleria to Alvin in about 35 minutes reliably.
In 1996 you could drive from Magnolia to I-10 and 6 in 40 minutes.
Banish the thought of either feat today. I don’t think it is better.
There is no feasible way to do rail to that area. That’s why they’re working on the GoLink program and other ways to make it easy to move people east to west.
No more difficult to do rail there than in downtown Dallas. Although it would have been easier with a bit of advanced planning.
Option 1: go east-west on the wide right of way of the Spring Creek corridor. (least desirable, as it would be the longest, least efficient, and least used to get people from the Legacy area to DFW and downtown Dallas.)
Option 2: 121 Corridor to the “A” Train line. Access to Dallas but not DFW.
Option 3: Follow the existing N-S rail line to the Cotton Belt. Access to DFW, but few people would take that and transfer to the light rail at the airport to go to downtown. Probably most popular for the business community.
Cotton belt is in the works, but it won’t help Legacy West.
