I don’t get it: clearly a felony larceny, trespass, break and enter, w/intent misdemeanor.....what gives? I’d lock all of ‘em up, forthwith, when the owner shows me the deed. Probable cause up the wazoo!

Yeah, if it got categorized as a civil matter.....but some calls to 911 over breaking and entering might keep it on the criminal side.

LOL. Zactly. A landlord I knew, once had a tenant behind in his rent, refusing to pay or vacate. Middle of winter the Landlord decided to refurbish windows.

Took all the windows out and back to his shop. Premises were vacated in short order.

I never hear these occupy stories coming out of Texas. We have a castle rule, so if I show up at my own home, find it locked and occupied, then I give each and every one of them a welcoming gift...TEXAS style!

You betcha. I’d sure put a few 12 ga. patterns into my own house in a situation like this. Cleaning up the brown stain out the door and down the sidewalk would be the worst part!

I admit I would ask for help. I don’t mind going in first. But I won’t be sure how many are inside until we are in.

No warnings, I don’t want to repair much more than my door and replace the carpet.

The current “renters” or squatters, or whatever you want to call them, may well have a signed contract - the only problem being that it’s utterly bogus.

In the 90s, a friend of mine was the victim of a con like this up near Seattle - she rented a house from the ‘owner’ only to find out (far too late) that the ‘owner’ was actually a tenant, and the real owner had privately sold the house to another person. She was quite surprised when the new owner showed up one fine day to move in. And she was even more surprised, and horrified, to discover she’d been swindled.

I’d think that tracking down the previous tenants might be highly useful; most likely, they made off with the current occupants $$$. My friend got screwed out of first month, last month, and security deposit.

Now if these are just good old-fashioned squatters, then throw them out on their keesters. I admit to having a bit more sympathy towards their situation if they were indeed the victims of a con-artist.

But if not.....well, tough ****.

I would break in a window and start moving their stuff onto the lawn. It wouldn’t be breaking and entering since it is my house.

In some states possession is nine points of the law; a self-eviction (without a legal warrant) will send you to jail no matter how wrong the squatters are.

Except when it comes to property, the reason they squat is knowing full well it will take awhile to remove them. Meantime, they live rent free.

This has been going on in neighborhoods where I live. They are able to get the utilities turned on using a fake lease they produce. The police show up and have no way to verify that they are not the rightful occupant of the house.
