If one wishes to avoid deteriorating formerly proud ethnic neighborhoods then one should by all means try to make as much money as possible and move as deep into upper middle class white neighborhoods as possible or move near such areas that are experiencing record growth.

Otherwise any blue collar urban area is vulnerable to these changes.

My hometown of Jackson Mississippi is a wasteland now. Nashville on the other hand has thriving middle and upper middle class environs (open to anyone of any hue who can afford it).

If one cannot afford it then they should move to the country promptly when things start to go sour or less they will be stuck with a home worth much much less than they paid for it in 20-40 year old dollar values. I see old folks in Jackson stuck in hellhole "hoods" in homes they bought for 25-30K thirty years ago that now sell for 5K....seriously.

Ethnic changes which do not affect property values or crime are of much less consequence other than perhaps as an irritant culturally or language-wise. Miami is a good example of this. Miami has prospered from Latin waves but some Anglos get aggravated at starting to feel like strangers in their own land. So, they all moved to Broward. Now they are all moving yet again. It's a cycle.

Such is life.

The Old Florida Crackers complained when the Yankees from New York came to Miami. They, in turn, complained when the Cuban middle class moved en masse to Miami in the early 1960's. The first wave Cubans complained when the "Marielitos" showed up in Miami in 1980 and now the "Marielitos" are complaining about the "Indios" from Central America that are showing up in Miami.

Oh, I forgot. The Seminoles complained when the Old Florida Crackers showed up.

Nothing like 20 years and a bunch of newcomers to make a group "Old American". :-)

But, all kidding aside, no "Old American" or "Recent American" should have to put up with anybody who is not legal.

DG: Hempstead went from being all white to ALL black. It got so bad that my father, my sister and I were the only white people on the block after the white families moved out. Sad. Now it seems as if Hempstead is getting to be a nice neighborhood again because more hispanics and white families are beginning to move back in and the neigborhood is looking great. I am fortunate to live on the border of Uniondale where it's more quiet. Even though we have a lot of illegal immigrants, it's still better than Hempstead's old reputation of being a haven of black crime and poverty.
