Hmmm... I like it. Does this person have a part time job to get through college? Deliveries? On Thursday, the first killing happened at 7:41 am, and the last one that day happened at 9:15 pm. If he was delivering all day in the area, that would be about a 14 hour shift. Your theory is good, but the vehicle baffles me. However, maybe the police have the vehicle all wrong.

Someone mentioned that there have been no killings on Tuesdays. This combined with the sightings of both a white box van and an Astro van would fit a profile of a delivery person who might not have enough seniority to have a regular route and fills in on busy days or when someone else is off work for some reason.
Like the mail, Tuesdays are usually a 'light' delivery day since packages sent on Fridays would normally be delivered on Monday and most Monday shipments usually aren't delivered until Wednesday.
I would not be surprised if the shooter is a delivery person who would normally be expected top make short stops in neighborhoods/business parks/etc., where carrying something and staying for just a short time would not draw attention. Possibly a military reject, for psychological reasons, who wanted to become a special forces type and is out to prove he can 'get the job done'?
