40 acres and a mule are EXACTLY equal today as they were in the 1860's

Not quite true, considering that the population and thus the demand for land has greatly increased while the amount of land (supply) has remained exactly the same. A very basic economics principle states that [all else being equal] price is proportional to demand and inversely proportional to supply. However I will grant that there's probably considerably less demand for mules.
