Because people will flee NYChitty and move north to Westchester or east to Long Island...

The majority of the trading companies will pack up and move accross to NJ.

If the financal “anchor stores” relocate very quickly that “mall” is less attractive. And it becomes less attractive, more will leave until it is empty store fronts and For Rent signs.
