'He stole our lives': Disbarred attorney convicted of stealing deeds of 11 Brooklyn properties

A disbarred attorney is now convicted of stealing deeds from minority homeowners. "He stole our lives," said Clotilde "Wendy" Sawadogo, deed theft victim. "We were no longer happy in our house. We were feeling like strangers in our own homes." Sawadogo spoke about the building she and her husband Patrice Sawadogo owned in East Flatbush. The building on East 21st Street and another in East New York were both taken from the couple 13 years ago, and Thursday the man responsible was held accountable. "I can say I'm happy it's over, but I'm not happy that he's going back home," said Sawadogo.

Thursday, 68-year-old Sanford Solny was convicted of stealing 11 deeds from black and brown property owners in Brooklyn. The Brooklyn District Attorney's Office says the Milwood man carried out a fraudulent real estate scheme targeting homeowners in foreclosure, defrauding 15 victims. They said Solny's law license was suspended in 2012 and he was disbarred in 2023, and the evidence shows the scheme happened between 2012-2022. Sawadogo said they were looking to sell their properties and turned to Solny for help. She said he rushed them through paperwork then turned around and started the eviction process. "It was a trick," she said. "Tricking him (her husband) to sign over the deed." Solny is now facing up to 7 years in prison when he's sentenced on Sept. 17. The DA's office confirms a judge will be signing an order to nullify the 11 fraudulent deeds giving hope to Sawadogo she and her husband will get their properties back.

Apparently, these were mostly black or Hispanic home owners threatened with foreclosure. He would offer to buy the houses, but apparently tricked the owners into signing over the deeds for nothing, while the owners kept the debt. He would then get them evicted from the homes.

Honestly this level of willful deception which results in nearly destroying a person’s ability to live warrants life in prison.

Or worse. Perhaps transactions such as this should start requiring finger prints of parties involved and to prove ownership. Of course if he/she/them/they are tricking the system......

With all the crap related to title one must do when purchasing a property, why records departments do not notify a landowner of any prospective change in title simply mystifies me.

I went to the link and watched the video. I did not see a single picture of perp. Why am I not surprised??

On a side note I know tons of black residents in the Bronx continually ripped of by black lawyers from the Bronx. $6000+ to set up trusts elderly single black woman don’t need.

Of Course, the onus is on the agency accepting forged fraudulent documents, not the owner.

But that's not how things work. To me, it is the surest sign of tyranny of the State that it is not accountable for honest recordkeeping. And where the hell are title companies? Protection against fraud should be cheap insurance.

At any rate, the correct answer is simple software to notify the property owner of a prospective change, as these "home title-lock" companies amply demonstrate. With a grace period of 60-90 days in which the owner can protest said change or file charges. This kind of crap simply shouldn't happen.

Well, the white lawyers charge wealthy white clients much more for doing pretty much the same thing! An estate planning ‘seminar’ with a fancy free meal is where you don’t want to go.

Wait a dang minute! If they were properties in foreclosure, who paid off the original (”brown or black”) owners’ notes? Quit claims don’t magically make that go away. Did the then rent to new tenants or did he pay up on the notes then sell the units? If the latter, then the new owners are going to face an unfair claw back! The article doesn’t give details of the alleged fraud so if “black and brown” is the new component of real estate transactions, buyers better damn well have an iron clad contract!

The foreclosure sales should be voided as the deed holder was fraudulent, and at least whatever equity the people had restored to them.

One would think that there’s a way to invalidate any fraudulent transactions...thus returning the properties to their rightful owners.

Not sure how the dirtbag attorney benefits by having the deed nominally quitclaimed to him while the victims still are the mortgagors responsible for the mortgage. They get evicted, stop paying the mortgage and the bank takes it back from the dirtbag lawyer. Not only should he be in prison for his crime but he also needs to be there for stupidity
