Don't forget eviction moratoriums and delays, which can mean significant periods of no income from a unit.

BINGO! And then there is the horrific tenant pool since the Eviction Moratoriums ™ All of them have Emotional Support Animals and can even feed themselves. 80 to 90 % are on some sort of assistance, are extremely entitled and try to boss you around before they even fill out an application.
They all complain about “black mold” (98% housekeeping issue) and stuff they caused. They all have terrible credit but tats, well manicured fingers, pedicures, exotic hairdos and smokes/vapes.

They all think that paying rent is optional and should be abolished. The last one I didn’t renew with literally complained that he was getting his neighbor’s mail... TO ME as an excuse to pay rent late which, in my book, is a no no unless you’re literally DEAD.

And now we have “Good Cause” which will only hurt the handful of good tenants left.
