That may be the least intelligent thing you have ever posted on Free Republic. If you really believe commercial landlords don’t include ad valorem taxes when they set the rent charged, well, that would explain a lot.

Move to a rural area and the tax rate drops dramatically, of course the schools are not as good.

Actually, far more often the tax rate in rural areas is higher, but the valuations are lower. The property valuation per pupil largely sets the tax rate.
Suburban bedroom community, lots of kids, lots of old people with property values capped, = high tax rate.
Urban community with fewer kids, lots of commercial property with high valuations = low tax rate.
Rural community, little commercial property, lots of property with “ag” (agriculture) valuations, meaning the owner is taxed on 1% (+/-) of the property’s purchase price = high tax rate.
Rural community with lots of oil and gas production taxed as mineral property, and oil and gas oil infrastructure taxed as commercial property = low tax rate.

You go to Texas to work, not to live in your dream home McMansion. You have a choice about property tax and one about income tax. It takes money to run a state and it has to come from somewhere. Buy a moderate house, save your money and taxes and retire somewhere else.

I lived there for 30 years. The longer I lived there the more I found that the image of Texas as being a free wheeling, capitalist and conservative mecca is a state of mind and a growing myth. Better than most places but not all it is cracked up to be. No place really is.

That’s like Davidson county (Nashville)

My commercial property taxes work out to around 12-15% of gross sales or rents

Home rates are around 1-1.5% annually of home value

You have a million dollar home which is nothing in Nashville proper

A 2500-2800 ranch 4/2.5

You pay 800 a month in property tax pretty much when u get your bills

Redressing social injustice ain’t cheap

Franklin in Williamson the south county and posh posh is around 40%

I rent now having sold out till youngest graduates HS

Ten acre horse digs with 5800 sq ft crib and barn and 3000 foot nice plank fence

I paid 4800 a year

About what I paid for a half million House in green hills Nashville in 2009

Austin seems a bit worse than Nashville and I thought it was bad

I love Austin

We had a 12,000 acre deer lease 70s near burnet on the lake
I have Mississippi pals moved there then

You went there or the Bay Area for cool stuff

You just deal with the idiots

They are probably better just not as lavish and filled with overpaid administrators. Consolidated schools destroyed education in this country. Ross Perot used to say the only reason for 5000 kids in a single school was you had a better chance of a great starting lineup for the football team.
