That may be the least intelligent thing you have ever posted on Free Republic. If you really believe commercial landlords don’t include ad valorem taxes when they set the rent charged, well, that would explain a lot.
Actually, far more often the tax rate in rural areas is higher, but the valuations are lower. The property valuation per pupil largely sets the tax rate.
Suburban bedroom community, lots of kids, lots of old people with property values capped, = high tax rate.
Urban community with fewer kids, lots of commercial property with high valuations = low tax rate.
Rural community, little commercial property, lots of property with “ag” (agriculture) valuations, meaning the owner is taxed on 1% (+/-) of the property’s purchase price = high tax rate.
Rural community with lots of oil and gas production taxed as mineral property, and oil and gas oil infrastructure taxed as commercial property = low tax rate.
That’s what my sister said, too. They decided to stay in Reno.
I lived there for 30 years. The longer I lived there the more I found that the image of Texas as being a free wheeling, capitalist and conservative mecca is a state of mind and a growing myth. Better than most places but not all it is cracked up to be. No place really is.

They are probably better just not as lavish and filled with overpaid administrators. Consolidated schools destroyed education in this country. Ross Perot used to say the only reason for 5000 kids in a single school was you had a better chance of a great starting lineup for the football team.
