Mobile Home Parks tend to get a bad rap but many of them are actually decent places for older folks to live or younger folks just starting out. There are some bad ones and you can tell just by driving through the place. The better ones will have clean and uncluttered yards with lots of gardens and people will have chairs and benches set up outside.

The first home we bought in our early 20s was a 12’x50’ in 1971. Perfect starter home. (Even better is the fact that it was in Alaska as the Alyeska Pipeline boom started. We sold it two years later for three times what we paid.)
Start small with what you can afford, and gradually upscale as you can. We weren’t stupid, or trash.

There are several mobile home parks in my small town and you have pure dumps and nice parks. The dumps have always been dumps, lot rent is cheap and the landlord doesn’t care how it looks, just send the money.
Now are there are few good ones where the rent is higher but the landlords are picky and go out of their way to rent to older tenants with the proviso no other family can move in who is not on the lease. They require the renters to keep their places up and clean or they get rid of them.
