As someone in the industry, this is true, but the reason is: every landlord that tries to be compassionate goes out of business very quickly, because nobody feels any shame about ripping off or taking advantage of a landlord.

Really, it’s projection. Every comedian is emotionally-stunted, because they never progress beyond being the class clown in elementary school as a defensive measure to keep from being bullied.

Being a landlord sounds okay until you see how people live. Finding good tenants is darned near impossible, but it’s the first piece of advice I give.

It’s easier if you focus on higher-end properties, but then you have to deal with very demanding customers who expect perfection, so that’s a whole other headache. But they’ll pay the rent at least.

Or you could go and just manage subsidized housing. The rent is guaranteed but at that point, the money may not be worth the trouble at all.

It isn’t. I have looked over one deal where I advised to go ahead on something like that on one property. The tenant had been there for about 6 years and maintained the house very nicely. I saw way too many people go belly up on Section 8 nonsense 15 years ago. Ugh.

Some subsidized tenants are decent, usually the elderly or some recent immigrants, for example. Though the immigrants will definitely be trying to scam the government by working jobs under the table and not reporting income, or letting all their relatives move in and pay them rent, that’s just par for the course.
