I have heard the conspiracy theory that this is so big companies can buy up the little guys who will go out of business because of cash flow problems. But, I don’t think NY real-estate will recover. Nobody wants to live in the city anymore. And, there’s no reason to live there. We have proven that many jobs can be done from home. Why go live in a giant $hit hole?

Yep. I used to own rental property in inner city Rochester NY back in the nineties when Mayor Bill (Grady) Johnson (looks like Lori Lightfoot’s brother) was in charge.
I do own property now in a bedroom community with decent tenants. The regulations also changed in 2019 where you can no longer screen based on eviction history. Those records are sealed per King Kuomo.
Unemployment plus the Federal benefit was supposed to be for things like rent. Wasn’t it? You know what will happen. Tenants will ride out the rent forbearance as long as they can, and then skip out in the middle of the night. No everyone, of course, but it will happen to some degree.
Once a renter gets it into their head that they don’t want to leave a rental, they can drag it our for 6 months easily, rent free, before the NY authorities will throw them out.
Yes, Im sure landlords have it so easy as it is.
