The retirement “complex” you’re talking about is a Del Webb 55+ planned development of contemporary single family homes, golf course, aquatic center, and walking trails...nosy neighbors are included at no extra cost.
The type of furniture and time spent at the property is immaterial. Many people live in Vegas only a couple of months a year, or visit once in a while.
Several dozen weapons including specialized ones is not unusual for a collector, especially over time. Where you came up with “over 80” is anyone’s guess.
