Meh, plenty of gentrification affects lower income white neighborhoods that never had a high crime rate in the first place.

Impossible. I have been repeatedly told throughout my life that low income is the cause of all crime. Heck my mother and grandmother didn’t even have hot and cold running water, and they shot up the neighborhood almost weekly.
