In other words, Trump is publicly saying that he is going to mitigate his damages caused by the cancelled NASCAR banquet, but is going to keep the windfall he receives from two rental deposits. That's....generally not something you can do.

If you break your contract to perform without just cause - you absolutely forfeit your deposit.
