Doesn’t transfer of real property require the signature and presence of either an attorney or title company in every state - all 57 of them.

Not if the “salesman” is a con artist preying on uneducated; non English speaking people for example.
He may have a scam for properties that are foreclosed. He makes up a story about “selling” a property for some very low amount; all in cash of course.
He gets the cash and tells the “buyers” congratulations.
