There’s a house next door to us selling for $19,000. REALLY in need of fixing-up. Not much property with it, and two black walnut trees (bad, bad, bad for veggies!), but it’s away from the city and you can still do raised bed gardening - as we are doing. It’s in an old coal-mining patch town.

Sounds like where I live. Old mining houses are all over the place. We bought one about 6-7 years ago for $12,000. Painted it and cleaned it up. Sold it for $17,000. Nothing wrong with the house, it was livable. Just small, old and out dated. But, hey for $17,000 most people could afford that.
If I'm not mistaken, walnut tree wood is worth a lot of money.
