No kidding. The last rent house we lived in was really run down...the kitchen floor sagged! But when we moved in, we made minor repairs, spiffed up the paint and cleaned it really really well. It wasn't too bad. Then, the owner actually sold it. When he came to do a walk through with us (to get our deposit back), he literally walked through the house shaking his head. He was astounded at how nice we'd left it. It was spotlessly clean. He told me he'd never had a tenant that had ever left it in even ok condition...it was always trashed when he rented it.
