I'm in Augusta, GA. Signals guy with the Navy looking forward to my first house purchase. It just doesn't seem right that they can back out this late. I've found out all sorts of information on what to do if the Buyer backs out but not much on the seller. We've done nothing but concede from the beginning of negotiations just because I didn't want to bring my newborn home for the first time to room xxx at Motel 6.

You'd like to believe in the goodness of people. Sometimes it's hard...

Please do not be discouraged. Go to the designated broker of your agent as he is entitled to a commission under most state laws under the contract. (Was this an Georgia Dept of Real Estate approved contract?) He will surely want to see this transaction through. In Arizona if the seller backs out of the contract he owes commissions to the listing and selling brokers.

Tommorrow spend 500 bucks or maybe some attorney here will help you out HINT HINT and write a letter sent fed ex the attorney will make it BLANTANTLY clear how much this "conversation with God" is going to cost this person and you will still end up with the house. I know the internal pressure and Idealism is important but if you back out you will always regret it.
Second. you will not remember your first 2 weeks the baby is home anyway. it is one big blurr of awake feed, alseep feed, believe me you might be at an advantage at being in a place with just a bed and a TV. I know the nesting instinct is great but ....

Couple things:

If you have a contract, legally speaking they can't. What they can do is waste your time and money. Whatever you decide to do, you absolutely need to talk to an attorney. Plan on paying for this.

If you still want the house, you need to start your legal steps now.

If you do not want the house you need to make sure you are not financially on the hook for anything. How has the seller canceled, in writing or orally? This may be very important, say he just called you. Then you fail to show up at the closing, and God spoke to him again telling him to go through with it. Now everyone sues you for non performance. Bad. You need to be sure that whatever has happened has had a legal effect in your jurisidiction.

Also, how will the real estate agents get their commission? (and believe me, they want it). You need to know for sure what is going to happen here. Only a local lawyer can help with that. Find one.

Major thing. You are going to bring your newborn home to the Motel 6. You may think that sucks, but just accept it. Once you accept it you can deal with this mess. If you refuse to accept it you are going to get hosed even worse than you are now because you will make desperate - STUPID - decisions. Just accept that as your fate, and start to work towards a better future.

Desperate real estate buyers really get hosed bad.

For future reference, if you are negotiating with someone, and you find that you are making all the concessions, walk away. I don't care how much you want the house. Lots of people will take you for a ride when they find someone like that.

I worked on Navy contracts for more years than I can remember and have a special place in my heart for sailors, especially 1630/1640's and OSIS/OBU which is now GCCS-M. So, I salute you and want to thank you for serving.

You need a good lawyer. You can start with the lawyer at the firm represented by your realtor. See what they say.

But as another poster has commented, it might be better to just move on and find another house. If you are pre-approved, it might be easier than you think, although it will most likely not mean being done in a week.

There are worse things than bringing a baby home to a room at Motel 6.

And if you can, the expense you've incurred can be paid by your realtor's firm, if they had you sign a contract that didn't adequately protect you.
