We looked at buying a smokers home because the price was way below what other homes of the same square footage cost.
But we looked at it from the standpoint that we would change all of the carpet and paint all of the walls. By the time we got through adding up the cost the difference wasn't worth the aggravation.

All it took, was new carpet (the original color was awful) and new paint. I don't know how anyone could stand the colors of the carpet and paint combo in that house. I got the "new house smell" back into a 4 yr old house that had a smoker living in it in less than two weeks.

Same here. We wanted to buy a house near our daughter in Lebanan, TN. Found a house we really liked but the smoke smell was over powering. We thought it over and then figured what it would cost to replace carpets, drapes, wallpaper, etc it wasn't worth the time, money or effort. I know that smokers will say this is just some more interference into their rights. Not at all. Just the market place at work.

Your absolutely right.
This problem can cost a seller 10 to 20 grand off the price opposed to the same house that does not have smoke filled carpets, drapes and walls...It may take 3 times longer to sell also...There is an easier solution than replacing everything. Painting makes since, even a non-smoking house may want to do that before listing it. Cleaning the carpet also. An ozone machine properly placed in the home along with the proper cleaning and fumigation may be expensive but, I cannot see it exceeding 5 grand, if that. It beats spending thousands on new carpet and furnishings that may not be recouped in the sale...Otherwise the seller can always advertise to smokers only. But, then again be prepared for a low ball offer.
