It was the home where they planned to raise a family. Now the front lawn is a shrine, where people by the thousands have come to mourn the woman who lived there. It is Scott and Laci Peterson's house at 523 Covena Ave. in Modesto. It is not for sale, but the real estate questions already are flying: Is Scott Peterson allowed to sell it? What is it worth and what could it sell for?

Who pays the mortgage if it cannot be sold untill SP is found guilty? Just guessing here but I'll bet that the bank or lending institution would file a lien against a future sale. So the lien would have to be paid before the property title could transfer to another party.

I heard that over this weekend, Fox News, (I don't get it) has been saying sources(?)which I am presuming is the Tabloids?.... NE for one.... I haven't heard SP making a call other to try Laci, and or his dad?

Areyou talking about the friend that was called? Yes I know about that. Can't call name at moment but their son is named Connor. They were close friends socially and had a child just before or after the murder.

So the lien would have to be paid before the property title could transfer Actually that's already built into the Deed of Trust the lender currently has on the property. That's how they secure the debt at origination. So the lender is in pretty good shape, except for probably not getting monthly payments. The lender could own the property in about 4 mos. if it foreclosed.

POINT ISABEL -- Weeks before the remains of Modesto's Laci Peterson and her unborn son, Connor, washed up on the Richmond shoreline, investigators say they had found her watery grave through side-scan sonar that penetrated the inky darkness inside a Chevron shipping channel.
But before they could retrieve the bodies, they believe a heavily laden tanker passed over or near the burial spot, churning up the channel's bottom and dislodging the sunken corpses.
The wind, choppy waves and high incoming tides influenced by the full moon -- as well as gases from the deteriorating remains -- combined to eventually bring the bodies to shore.
Sources say the original grave site was miles away from where the only suspect in the case, Laci's husband, Scott Peterson, told police he had gone fishing Christmas Eve. That was the day Laci, eight months pregnant, was reported missing, triggering a search that caught national attention.....snip....

Property tax should be close to $2,000. per year. Maybe a little under.

I disagree that crimes like this don't impact the neighborhood. My sister lives just down the street from the Peterson house and was looking at selling recently (she's sick of the media attention...her kids can't even play in their own yard!). She bought the house in 1997 for $165,000, and it was appraised in November 2002 for $235,000. She spoke with three realtors, and all three, specifically citing the Peterson case a few houses down, told her that she'd be lucky to see $190,000 out of it right now. Until the trial is over, the property values of the entire area have been depressed.
I mentioned to her that people have succesfully sued their neighbors for lost profits when their neighbors actions have depressed their property values, and she was interested to hear it. She's since talked it over with a few neighbors who also want to sell, and they're considering suing the Peterson estate! Whether or not anything happens with it, she'll be moving off Covena, and into a quieter neighborhood.

The police did an excellent job of keeping quiet about this information. Fortunately the bodies came to shore where they did instead of ending up somewhere else out of sight.

Wasn't that the Wards?...can't remember the first name.
But didn't he say Scott called him on the 23rd, after fishing and then called back to see if they had seen Laci?..or do I have 2 different people mixed up?

The Reeds say they're not sure what to think of Scott Peterson's arrest last week. Greg Reed said he last spoke to Scott on Christmas Eve, hours before Laci was reported missing. Reed said Scott called him from his cell phone to firm up New Year's Eve plans they had.
"On the afternoon he called from his mobile phone to mine, and we had spoke probably once or twice a week, so it wasn't a phone call that I would see as unordinary. He sounded chipper and looking forward to getting together," Reed said.
Reed said Scott never mentioned that he had been fishing that day, but he said he didn't find it unusual since it was a short conversation.
Later that day, the Reeds heard from Scott again, but his demeanor had changed. "It went from a wonderful celebration of Christmas to a frantic voice mail message from Scott that evening looking for Laci, wondering if I had talked to her that morning," Kristen said.
