Historically speaking, what had always protected homebuyers from competition from corporate investors until recent times?

The number of people allowed to be involved in private equity groups. It has exploded since 1990 to almost unlimited.

I sold my home several years ago when interest rates were low. It sold in five days to a man and wife, not an institutional investor. A friend from same area just sold her house in three days. We don’t know details but hope a good family is moving in.

My Son in law and daughter bought the home they’re in now a couple of years ago, they were told by their real estate agent the owners were going to list it, and knew what they were going to ask. SIL went in with a $20k higher bid and no contingencies or inspections, they got the nod but it came down to minutes before other offers started coming in.

I am going to take a guess and answer the free market (modified by certain banking regs and such) but I have a house to sell you want to buy one and somehow it happens.

It would cost the Trump/Kushner family literally billions of dollars rental housing asset values that have skyrocketed over the past 5 years if we actually executed the mass deportations Trump promised on the campaign trail. And he has now repeatedly said he doesn’t want to let housing costs drift back down again.

So our country will be lost to the invaders and the working class will still have their wages depressed by cheap illegal (and other immigrant) labor to such a degree that these small initiatives will be a drop in the bucket anyway.
