Florida house price warning Issued over plan to eliminate property taxes
MSN ^ | 12/2/2025 | Giulia Carbonaro

Posted on 12/02/2025 10:37:59 AM PST by RainMan

Key takeaways

* Eliminating property taxes could raise Florida home values by 7–9%, benefiting current homeowners but making it harder for first-time buyers.

* Experts warn the state may need to increase sales tax or cut services to offset lost property tax revenue, raising questions about who ultimately pays.

* The plan requires a constitutional amendment and faces skepticism; a recession could trigger housing oversupply, potentially crashing prices and straining the state budget.

Fear mongering article on why elimination of property tax would be bad. What they miss (intentionally or not) is the following:

1. Even if prices increased by 9%, new owners could finance that vs present day where you have to pay about 2% every year FOREVER.

2. A 9% increase in sale price (one time) would be amortized over the life of the mortgage, which means you would be paying roughly 1/3 of 1% (0.0033%) more on your mortgage payment.

3. The cost of taxes is built into determining if you qualify for the house. If you can qualify for the loan with taxes separate (now) then you will qualify for a lot more than the increased house price should this go thru.

4. The plan is to eliminate property taxes ONLY on full time residents for their primary residence. If you have an investment property, you would still have property taxes. In short, it is replacing the current homestead exemption.

5. Per the article, you are now "wealthy" if you own a home, regardless of value.

6. As indirectly referenced in the article, local lawmakers are trying to kill this thru obfuscation. They have put 7 different versions of this on the 2026 ballot, hoping to confuse people and try to ensure no proposal gets a majority.

MSN, you make up the difference in taxes if you’re so worried about. Otherwise, STFU.

This talk about ending existing taxes is such a lie! With all of these proposals they are simply moving the tax elsewhere and usually making it more costly in the long run! You watch they will be pushing for a National sales tax and it will punish the lower incomes as we tend to make more smaller purchases. Simply reduce existing taxes and and shave the 12-14 million people who work for the federal government , this number doesn’t even include all the states bloated do nothing and get paid/pensions jobs.

Experts???

As soon as I read the word "experts" I knew what would follow epic be horsepuckey.

"Experts" said Rush Limbaugh would NEVER be successful with a national, midday show.

" Experts" said Elon Musk would fail at [FILL-IN-THE-BLANK ]

It would raise home prices, which would depress home sales, which over time will lead to a housing price correction.

Inflation has hit the housing market for a long time and unfortunately is over due for a good bit of housing price deflation.

Even in Florida, you don’t really own your own house. It’s a permanent partnership with government, where you forever must pay them.

Now think of the poor saps who live in New York, Illinois or California. That’s more akin to paying protection money to the mafia - forever.

Since prices are coming down in most of the US and will continue to do so, this is just fear porn.

Exactly .
Cut government is the only answer.
We have to somehow pay for what the politicians spend .

If politicians do not have access to taxpayer funds... My god... What will they do?

They won't have the money they need to fill their own pockets and then enrich their families and friends.

raise Florida home values by 7–9%, benefiting current homeowners but making it harder for first-time buyers.

Complete idiocy, as the price rise simply offsets the gain from no property taxes.

Meanwhile, the retired on fixed incomes won't be driven from their homes by the bottomless rapacity of local government.

When did the state government of Florida get involved in property taxes?

When I lived there, property tax was strictly local, which primarily supported local public education, law enforcement, residential streets, sewers (for rain water to prevent flooding).

Florida got its state budget from a sales tax, which was always fairly modest (3%-4%) because of the huge tourist industry.

Agreed. However, in Florida the “moving the tax elsewhere” is probably mostly to tourists. So FL voters will probably like it (unless they tax away the tourists).

At the state level, most spending goes to schools, medical, and prisons. Those are all pretty popular.

Get rid of a tax for being allowed to own something. Property taxes are a heavy burden to retired people.

Then again, it might not.

Lower property tax benefits everyone, rents will go down as cost of ownership goes down.

How does Florida generate revenue?

They are one of the nine that does not have an income tax.

If they eliminate property tax they have to generate the revenue somewhere.

Increase the sales tax?
