Maybe it’s not a good idea to build a house IN THE OCEAN.
I can’t even imagine what the insurance cost would be on a home like that.
North Carolina’s outer banks are forever being eroded by hurricanes and storms. Houses have been falling into the sea for a long time there as a result. Those sandy islands move around....this has been the reality for centuries.
It might have actually faired better if it was build in the ocean beyond the breaking waves.
Less undermining of the pilings.
This is why leftists claim “Because of climate-change, hurricanes are ever-more destructive!”
Because people build on the beach and property prices have gone through the roof. So claimed costs are always going up.
They must have money to piss away.
Reminds me of people who rebuild in places called Tornado Alley, Tornado Valley.
I realize that some of the homes, farms are generational.
If I were going to rebuild, I would choose any other nearby valley, and leave the Tornado Valley alone.
I have a friend in St. Pete Florida who owns a home on Treasure Island that was up to the ceiling in sea water during the hurricane last year. It is an old block home and by a miracle the house still stood. I asked if he had insurance and he said no. I asked why and he said the cost of insurance over 5 years is the same amount it would cost me to totally rebuild. I didn’t ask for a number but being he is on the ocean/beach and he’d been offered for a cool million the year prior it has to be an astronomical amount to insure. Now he will sell the land for a huge loss at 3/4 of a million. ;>}
How many standard houses? You know, NOT luxury homes. Do they count?
I say buy the lot and drag an RV there to stay in while on vacation. Problem solved.

Lots of homeowners in FL self insure. It's a gamble.
I got tired of subsidizing home insurance for risky location homes. Cancelled home insurance 4 years ago. Should have done it 40 years ago when my mortgage loan was paid up.

Dumb people do dumb things... If you’re building anything on a coastline... Make sure it’s foundation is on rock. Sand tends to washaway.
So the residents want the state to foot the bill for “beach nourishment” to allow them to live in luxury in an environment that inherently changes.

I grew up on the Outer Banks. These homes were actually built in the 80s and 90s several blocks away from the ocean. At the time, there were homes in front of them, which have already been washed away. Insurance will not let the homeowner move the house without a great deal of hassle, and in many cases, not until the house is literally washed away.
