The owner of said property must show a right to the property. I’m so glad I moved away from NY and CT 50 years ago.

If they’ve shortened it to 30 days — it’s hard to get a court date within that time.
I don’t own rental property anymore — I did have to do an eviction — I think it was more than 30 days from the time my lawyer filed to the court date.
So the owner would have to take the law into his own hands...
