Mansions will be built with party walls.
Condo units 1 through N will be sold over time. Mr. X will buy one for himself. Mrs X. will acquire another, and the X children will each get a unit.
I appreciate your ingenuity - but might there not be a problem with zoning regulations? Might the parcel be zoned only for single-family dwellings?

Another approach would be to have your phony tax exempt Grifter Foundation own the home—put your family on the Board of Directors and then you and family members live there.
