Many commercial real estate loans are long term so the requirement to refinance at higher interest rates has a major time lag.

A commercial real estate collapse might kill as many people as a CRE bacterial outbreak (which I thought might be related spike proteins and Covid vax).
Two weeks ago, the last construction project in downtown San Francisco was shut down until "economic conditions improve."
