I had a number of friend and relatives that lived in California. Almost all have left the state. Mostly due to freedom, taxes and cost of living.

It is a beautiful state in many areas. There are still fine people living there. I appreciate that there are those still fighting for its future in a sensible form. May God bless them with success.

For the decade I lived in Arizona I was able to visit there many times. It often felt like I was going to a foreign country. I was more at home visiting Canada in many ways.

I lived in kalifornia and loved the sights. I could drive to san fran and buy clam chowder in a sourdough bowl in Fisherman's Wharf and eat it in chilly weather. In the middle of summer.

I loved the Sierras and camped and fished there often. Etc.

I'm also a gun nut and left after they violated kalifornian's Constitutional rights re the 2nd Amendment.

Love the state. Despise the people.

You and I both know we lived in a completely different country back in 1994. That was before "too big to fail" and now, the only ones not "too big to fail" are us taxpayers. Everyone gets a bailout - 'cept us.

We have an endless supply of money you know ... (/extreme sarcasm)

Depending upon location and type/quality of materials/design, costs can be between $300 and $500 per square foot of new construction. Does not include land, permit fees, environmental review costs, ‘impact’ fees, school fees, special assessments, architect, etc. The only way it seems possible to break even or come out ahead on building in CA is to a.) have zero, or close to zero, land cost, b.) zero, or close to zero, construction cost, or c.) be a nationwide builder who can maybe, just maybe, eek out a small profit (or take a loss to gain a regional market share/legacy).
