Is there gentrification happening in Hell’s Kitchen? If so I wonder if the subject of this article is one of the pioneers trying to rehab the neighborhood??

It's about a mile away from Hudson Yards which is some of the most expensive real estate in NYC. It's where the Edge observation deck is located.

There are some lovely blocks just to the west of the theatre district, brownstones, tall shady trees, etc. Very prime property.

Hudson Yards is a quite different story, huge beautiful new office buildings in the thirties for which the contracts were signed before the pandemic and had which had to go up anyway. Some now sitting empty and losing lots of money for the owners.
