“Look around there are many parks that are senior parks 55+ and you OWN the space your home sits on you pay a small HOA fee for the maintenance of the park and most HOA fees include cable, water, gas, trash you pay electric only!! My friend just bought a one bedroom one bath on a golf course beautiful water view, 5 pools in the park, tennis courts, she owns the land her HOA fees are $350.00 a month she paid cash for the home $120,000!! I was amazed when I visited her, granite countertops, hard wood floors, completely dry walled throughout, beautiful deck with a complete built in BBQ kitchen on the deck with granite counters, stainless steel sink, dishwasher all OUTSIDE on deck!! The place is beautiful so shop around AND be willing to relocate if needed you CAN find great deals for your retirement!!!
First of all folks, manufactured homes are not mobile homes. They don’t have wheels and are much different.
We bought a 3 bedroom 2 bath manufactured home in a 55 plus community with a separate 2-car garage which was a bit older for $75k. We put on a new roof, new flooring, upgraded the HVAC and water heater, painted and 3 years later it is valued at $160k and rising. Unfortunately it sits on land we rent and the owner raises the rent to the maximum every year. It is a nice home but for fixed income folks - they are frightened.
We bought an "expanded" single wide on a half acre in FL last year for $75K. The intent was to plop a double wide on the property for $195K and then rent out the existing home.
However, now that we've been here for awhile it will be cheaper to buy ANOTHER piece of property with an existing mobile home and then rent out one or the other.
Another one on a half acre literally a block away just came on the market for $85K.
Mobile homes should be no more than cost of materials. Have to say that the modulars are getting pretty nice these days.

I assume many of these don’t accommodate children (at least smaller models); here in NJ 2/3 of our property taxes go to the public schools, so municipalities like new housing that doesn’t accommodate children - few people have use for the 100+ year-old housing stock built as single-family homes with 4-5 bedrooms. Many of the existing ones are re-purposed to 2-family homes (with or without permits), or if they are old enough, demolished and replaced with a new multi-family.
Makes parking a nightmare...
There is an assumption that young people have no interest in caring for a property/maintaining a home - and many aren’t. Many also don’t want to maintain a vehicle, so if they have the means, they opt to lease. As many don’t want children, they are fine with spending every penny they earn or receive.
This IS the reckoning, and it drives the Great Replacement theory (which is NOT a “conspiracy theory”; it is playing out live before our very eyes). Odd rants by leftist politicians about “white supremacists” (particularly in areas with few white people) are actually preemptive shots across the bow to head off any public discussion about it.

I lived in a mobile home once back east until I found out why tornados bounce their looking for mobile homes my brothers got hit it looked like a M80 in a pop corn bag went off.
OH ya, a long time ago I was offered 10 acers at the far end of my wife x-in-laws 300 acer farm and a free single wide all I had to do was put in electric and have a well dug, my wife said NO.
YA if you take off the old paneling that is what you would fine. the newer ones not so much
I bought a nice double wide in a senior park, 3rd on in 10 yrs :-( last stop for me, park is huge love it
I LOVE the place my friend got just love it, I have started looking in this park the place is beautiful gated community with 24 hour guards in a guard house at the gate!! I honestly can not believe how beautiful this little one bed one bath is, the folks who owned it before really did a gorgeous job of upgrading it!! There are waterways everywhere lots of ducks and geese a fabulous place to retire, golf course, tennis courts, fitness centers, 6 swimming pools there are ice machines at every pool area what they did to her deck outside is simply amazing and beautiful!! I decided I am going to find a place in this park sell my house and move there, I was so impressed, no kids around lovely Senior neighbors GEEZE what more could you ask for in retirement.
I drive through a senior park nearby just to enjoy the area. I own a home, but I definitely see the appeal of the parks.
