She doesn't. I do. And it isn't a large home at all. A family of four would be a stretch for this house. And the house sits on < 1/5 acre.

That would do it! She does not want to downsize to a nice maintenance free condo? My mom is a good deal younger but she needs to position for the future. The house and yard is too much for just her.
