We had to buy in Phoenix last year after a fire in our rental home. Prices were already up $100K in so-so neighborhoods, more in nice ones. And since our purchase last summer the prices have continued to go up. Besides rental investors, Californians are acing out locals because they don't need to rely on appraisals for loans. I am glad we bought when we did, as prices aren't going down, but mortgage rates will be going up.
