For those FR’s that have zero idea of what it takes to get an unlawful detainer/eviction case through the courts, would you explain what it takes to get an eviction such as: 3/30 day notice, process service, registered mailing of proof of service, cover letter notice/filing of BK staying court date, cross complaint of inhabitability for cockroach/mice infestation etc), and the amount of time from the final order of eviction to the time that the sheriff actually evicts the tenant and hands possession to the landlord, (including the requirement for the landlord to store and protect any personal belongings left on the property), and then the circus atmosphere in attempting to collect the money judgement awarded in the eviction case, (wage garnishment, bank account confiscation, seizure of personal property), and what sources of funds are non attachable, (social security funds, retirement funds, joint funds with non defendant, property with liens such a cars/planes/bikes etc).

As someone who, 20 years ago, used to work for an attorney specializing in evictions and who has served thousands of unlawful detainer3 day/30 day notices and who attached thousands of bank accounts etc. to try to collect money judgements, I can attest that the landlord must navigate so many efforts by the tenant to avoid eviction. There are defense attorneys that specialize in slowing/stopping evictions using some very shady tactics.

And then there are the vindictive tenants who will strip the house right down to the wiring and plumbing so that the cost of repairing the unit is multiples of the bank rent due.

Hard work is what built America.
As a senior that has worked many,many
jobs, (picked walnuts, mowed grass,
delivered news papers, hung drywall,
dug potatoes, trussed hundreds of
turkeys, raced snowmobiles, owned
and operated a restaurant, went to
school and earned a Masters in
Mechanical Engineering), there was
one thing first and foremost. That
was how to better my current situation.
Our countries’ drive is nonexistent
with it’s people. Most personal pride
and honor is lost.
