We just closed our house sale last week...whew...and our Realtor said there are Many cash sales...some from California. Movers said lots of Pot money...who knows.

I think we finally hit the market at the right time. We live outside of Raleigh NC. It’s exponential growth here.
We downsized in December ‘20 and made a little money on the sale to a buyer that offered 25k over asking. They put a check for 10K due diligence in my mailbox the day we accepted. The smaller home we purchased has already gained 25k above what we paid - including the 10K we over-bid to get the place.
Inflation - you bet.
