“The pain from all of this is yet to be felt.
Wait until the evictions hit, and the bankruptcy claims come in.”
Things are going to get bad. 2/3 of American families during this pandemic are living paycheck to paycheck.
Luckily my apartment complex I own is full and all the renters are paying. A friend has a large unit he bought 5 years ago and 1/2 are not paying the rent or are paying 1/2 rent and he just has enough to pay the mortage and property tax with nothing left over for expense.
My veterinarian wife says she is going to continue to work and not sell her practice as planned. If things go South and collapse she can at least barter work for chickens or eggs.
I wonder what your friend will do.
Is it better to have the non payer stay there and not let the apartment go to hell while he finds someone who can pay?
Imagine owning a gym, restaurant, hotel, or bar in this time.
Or, just working in a service industry.
I generally am an optimist, especially in my personal life, but this is heading a real bad direction.
I wish you well.
