If you evict all the non-paying tenants, where will you get new ones from? If you are in a specific market niche, nearly all your potential tenants are going to be people who were just evicted.
I would imagine there will be a lot of workouts instead, since the existing tenants are a known quantity.
My brother is a slumlord. Thats what I tell him. He buys tiny one bedroom apts, duplexes, units, whatever......and then wont rent them to anyone except little old ladies or men on social security. He says they always pay their rent first.
