Finding water and ducting it to the homesite is still an issue. Hydro service was a challenge as was black water and grey water disposal. I would love to build a guest cottage in the woods and rent it out but access, and providing all the services is a daunting task.

That’s critical; they should be researching what doesn’t work in post-colonial Africa and the Caribbean (especially Haiti), and figure those things out before they start moving in. Just as other people do when they build developments/communities...
It has become very clear when you see the demands for preferential treatment in jobs and education, segregated “safe spaces” and classes, etc. that many blacks can see clearly for themselves that integration/assimilation has utterly failed.
I don’t blame them for trying something different, but in the end, either they make it on their own or simply remain on the Dem plantation of public assistance/affirmative action/low-or-no expectations.
Exceptions would be the Amish and Mennonites who have strong common faith.

Curious what the crime rate is there.
I don’t know how it is now but it used to be that if you took a leisurely drive through the Piney Woods in rural Mississippi and Louisiana you’d run across 100% black communities that look like they hadn’t changed since 1865.
They plan to have hunting and a shooting range.
Just move to Chicago....
