Phillipsburg Mall on rte.22 in P Burg has closed. The only remaining store is a Kohls which is actually a separate building. This mall has been going downhill for at least 10 years and the reason is probably on line shopping and the inability to compete. There really were no problems with bad actors hanging around the place. It was not such a bad place to shop at one time as it was never overcrowded and had some decent stores.

I loved that place in the 80’s when they had Cindy’s cinnamon buns.

I’m trying to visualize the mall, but I think I have another in mind that’s nearby in Easton. BonTon also shuttered its doors. Not surprised though. These retail models showed signs of decline at least a decade ago.
