Considering that prime Manhattan location, it’s a toss up for me whether me tear it down and build anew, or do some kind of adaptive reuse. I tend to favor the former.

We can re-purpose it into something useful - like waterfront condos.

Nah, I think it should be a place to rehab the homeless. Get them off the street, the help they need, a place to stay, and a position in the workforce.
